Ontario Building Code Update

The Ministry of Municipal Affairs and Housing has released a new Building Code, effective January 1, 2025. 


All new building permit applications after January 1 must adhere to the new building code. For certain designs already underway in 2024, there will be a 3-month grace period until March 31, 2025.

Transition process scenarios

See the scenarios below to know which version of the Ontario Building Code (OBC) applies to your project based on the transition timelines.  

For complete applications received on or before December 31, 2024

  • 2012 OBC applies
  • Construction must start within 1 year of when the permit was issued

For complete applications received between January 1, 2025, and March 31, 2025, where drawings/designs were substantially completed in 2024

  • 2012 OBC applies if both of the following are provided:
    • A letter from the architect/designer indicating that the drawings/designs are substantially complete 
    • A stamp on the drawings/designs by the architect/designer indicating the sign-off date 

For complete applications received between January 1, 2025, and March 31, 2025, where drawings/designs were substantially completed in 2025

  • 2024 OBC applies
  • Construction drawings/designs must be stamped by the architect/designer indicating the sign-off date

For complete applications received on or after April 1, 2025

  • 2024 OBC applies
