New building code effective January 1, 2025

The Ministry of Municipal Affairs and Housing has released a new Building Code, effective January 1, 2025.  Any building permit applications submitted after January 1st must adhere to the new Building Code.  There is a 3 month grace period until March 31, 2025, for certain designs that are already underway in 2024.

The amendments to the Ontario Building Code are available online.

Important timelines: 

Until December 31, 2024: permit applications must be submitted using the 2012 Building Code.

January 1, 2025 to March 31, 2025: there is a 3 month grace period until March 31, 2025 for certain designs/drawing that are already underway in 2024.

  • Permit applications may be submitted using the new 2024 Building Code. 
  • Drawings and designs that have substantial completion may be submitted using the 2012 Building Code if the applicant demonstrates that their drawings/designs were substantially complete by December 31, 2024 by providing the following:
    • A letter from the Architect indicating this and that the design is in accordance with the 2012 OBC and 
    • A stamp on the drawing indicating the sign-off date of the drawing/design is in accordance with the 2012 OBC.

April 1, 2025: permit applications must be submitted using the 2024 Building Code.
