Haldimand County’s Zoning By-law guides development and implements the policies of the Official Plan. The by-law regulates the use of land, as well as the characteristics and locations of structures or buildings as permitted by the Planning Act.

Comprehensive Zoning By-law

The Zoning By-law ensures development in Haldimand County occurs responsibly. The County formerly had three zoning by-laws separating the County into distinct geographical locations. As of November 23, 2020, Haldimand County passed a Comprehensive Zoning By-law, amalgamating the three zones. The by-law continues to be updated as Council approves new amendments.

The Zoning By-law controls development, including:

  • Property use such as residential, commercial, agricultural, open space and parkland
  • Lot sizes, dimension requirements and coverage
  • Permitted building types and how they can be used
  • Where buildings and other structures can be located on the property
  • Building setbacks, heights, densities, bulk, floor areas, spacing and character of buildings
  • Parking and loading requirements

If you wish to make changes to a property that deviates from the permitted uses or the regulations of the Zoning By-law, you must apply for a Zoning By-law amendment.

As the Zoning By-law is an extensive PDF, we recommend you use our interactive zoning map to view the zoning information for a specific property in Haldimand County.

You can use our interactive zoning map to search by address to determine the zoning of a specific property. 

You can search an exact address or move around the map to find the property you are looking for.

When you select the property you are interested in, a pop-up will appear including roll number, legal description, and zone category.

A zone category can be used to find the list of permitted uses, regulations, and any special provisions.

Historical zoning by-laws

The Comprehensive Zoning By-law passed in 2020 amalgamates and replaces the three separate By-laws from the former municipalities:

  • City of Nanticoke Zoning By-law NE 1-2000
  • Town of Haldimand Zoning By-law 1-H 86
  • Town of Dunnville Zoning By-law 1-DU 80

Minister's Zoning Orders

The Planning Act authorizes the Minister of Municipal Affairs and Housing (MMAH) to make a minister’s zoning order (MZO) for regulating the use of land, buildings and structures anywhere in Ontario. If there is a conflict between an MZO and a municipal zoning by-law, the MZO prevails.
