Projects Requiring Building Permits

The Building Officials from Haldimand County’s Building Division inspect for the health and safety of its citizens, and the construction of structures and buildings in which our community lives, works and plays. Therefore, we would like to remind all residents that building permits are required for the following projects:

Construction

  • New Residential Dwellings
  • Additions – to existing buildings
  • Secondary Dwelling Units
  • Constructing or altering an industrial, commercial, institutional and multi- residential building
  • Farm Buildings
  • Attached car port or other roof structure of any size
  • A porch or a deck less than 10 square metres, and used as a exit from a building
  • Finishing the basement of a house
  • Adding a bedroom to the basement
  • Adding a wood stove, wood burning fireplace
  • Installing a new window or door that increase the width of the existing opening
  • Installing site servicing (water or sewer lines) for all building types
  • Dormers
  • Buildings/structures – greater than 10 square metres (107 square feet) in building area
  • Solar collecting panels (roof-mounted and free-standing)
  • Sunrooms

Decks

    • Attached to a building resulting in a combined area of 10 square metres (107 square feet)
    • Greater than or equal to 2 feet above grade at any point
    • Serving as an exit or entrance (any size), or
    • With an area greater than or equal to 10 square metres (107 square feet)
    • Please check on the height restrictions in your area in the zoning bylaw

Accessory Structures – Shed (detached)

  • Greater than 15 square metres (161.46 square feet) in gross area, or
  • is more than one storey in building height, or
  • has plumbing (regardless of the size) o
  • is used for storage purposed ancillary to a principal building on the lot

Tents

  • A single tent or group of tents whose aggregate area exceeds 60 m2 (646 ft2), is attached to a building or is constructed closer than 3 meters (10 ft) from other tents or structures.
  • All tents within 3 meters of a building, or a group of tents

Demolition

Alteration

  • Bathrooms/washrooms (roughed-in)
  • Building or plumbing system
  • Change of fireplace fuel source (i.e. gas-fired to wood-burning)
  • Change of use
  • Fireplaces
  • Loadbearing/structural walls – removal or alteration
  • Raising the structure (for full basement)
  • Substantial change of construction materials

Installation

  • Fuel burning appliance (fireplace insert, woodstove, chimney)
  • New furnace with new fuel source (i.e. electric to natural gas)
  • New plumbing
  • Sewage system – new/alteration/repair
  • Sign – new/alteration
